Roof Inspections:

Understanding and verifying a roofing system's components, their limitations and the methods used to seal the penetrations is the key to a proper roof inspection.  First of all,  the difference between a roof inspection and estimate is that a "roof inspection" involves a more thorough investigation of the roof and is followed by a report documenting the condition and problems that will be relied upon by an individual or financial institution in the purchase of a property, the issuance of an insurance policy or for informational purpose by an owner. Roof estimates are usually free and roof inspections are not.  

Unfortunately, many owners wait until the sale of the property or until their insurance company notifies them to do a roof inspection as small problems caught early can prevent large and expensive problems from developing as well as extend the life of a roof.  The old adage, "if it ain't broken don't fix it" is very dangerous as it may be broken but by the time you realize it, it will be costlier to correct.  The key in prolonging the life of any roof is to correct the deficiencies as soon as possible which can be accomplished with a professional roof inspection.  Out of convenience and "cost savings" we see property owners continually using home inspectors to do roof inspections that lack the necessary experience, expertise and credentials to perform a proper roof inspection.  This often turns out to be very costly later on. A tile roof, for example, can be made to look good by repairing broken tiles, cleaning or painting and touching up interior stains but the underlayment paper may have reached its useful life and should be replaced.  This is a common problem which we often see made by inexperienced and unqualified "inspectors".  We always have an experienced licensed roofer physically inspect your property.
